Quick Lender-Specific Pre-Signing Check
Before each appointment, I pull the cheat sheet for the loan’s lender. It’s a one-page reference that lists:
- Exact document order the borrower needs to sign
- Lender-specific notarization requirements (witnesses, ACK placement, specific wording)
- Page numbers the borrower must initial
- Any unique ID verification language or additional forms
For example, on a recent portfolio loan, the sheet flagged that the lender required the “Acknowledgment of Compliance” on page 5 and a specific signature order I’d otherwise have flipped through the packet to find. I ran through it in under two minutes, avoided a title‑company back‑and‑forth, and kept the signing on schedule.
If you sign for multiple lenders, having these condensed references per lender saves time, reduces errors, and helps the appointment stay on track. The sheets are organized by lender name and updated as a fixed digital download — no subscriptions, no dashboard logins.
